How often should I tune up my garage door?
Annually for daily use — every 18 months is okay if the door cycles only a few times a week. Garage doors are the heaviest and most-used moving part in the house, and most failures we see (snapped springs, frayed cables, jumped tracks) are preventable with one annual visit.
What's included in a Metro tune-up?
Our 22-point service covers spring tension and balance, cable wear and routing, all rollers, hinges, brackets, opener force and travel limits, photo-eye sensor alignment, auto-reverse safety test, remote and wall-button function, weather seal condition, hardware tightening, and lubrication of every moving part. You get a written report of anything we flagged.
Will a tune-up fix a noisy door?
Most of the time, yes. About 80% of noisy doors are solved by replacing the rollers (steel rollers wear out and rumble — nylon ones run quiet) and lubricating the hinges, springs, and bearings. The other 20% involve worn cables or a door that's slipped out of balance — both fixable on the same visit.
How long does a tune-up take?
Typically 45–60 minutes per door for a standard tune-up. If we find worn parts and you want them replaced on the same visit (rollers, weather seal, etc.), add 15–30 minutes per repair. Most customers are back on schedule within an hour.
Can a tune-up extend the life of my door and opener?
Yes — and significantly. Properly balanced doors take much less load off the opener motor (which doubles motor life on average), and well-lubricated rollers and hinges can run twice as long as neglected ones. The annual tune-up is the cheapest thing you can do to delay big-ticket repairs.
Do you offer pre-listing or pre-purchase inspections?
Yes. Sellers get a written safety + condition report they can share with buyers, which heads off most walk-through complaints. Buyers get an honest second opinion on what they're inheriting before closing — sometimes worth thousands in negotiation. Same flat fee as a tune-up.
Is a tune-up worth it if my door is brand new?
Yes. New installs settle in the first 6–12 months as fasteners adjust and weather seals compress. A year-one tune-up catches the settling, keeps the manufacturer warranty valid (most require documented annual service), and resets everything to factory spec.
